Many Property Managers are salaried, stay with a company for a few years, do not own rental property themselves, have no idea what a 1031 exchange is, or how depreciation effects capital gains, let alone, what a Schedule E is, and how it effects Line 17 of the Form 1040. We know – because we’re right smack in the middle of the action with you.
The following are just some of the many things we do for you as your property manager:
Our Property Management Agreement is approved by the Florida Association of Realtors (FAR). This agreement is for a one year term and it allows us to act on your behalf on most matters concerning your property.
We have a sign and a lockbox on your property within 24 hour of signing our management contract. Your home is listed in MLS within 48 hours (usually the same day).
We advertise the property for rent in the Mid-Florida Regional Multiple Listing Service (MFRMLS). This computer data base reaches over 20,000 licensed Realtors who will assist us in renting your home. We also list homes in www.rentclick.com, www.rentalhomesplus.com, www.renthouses.com Automated Housing Referral Network www.ahrn.com (the official DOD rental home site that all military housing offices are using to assist incoming military find rental property), and our web site www.arricorealty.com
All potential tenants are thoroughly screened through the National Tenant Network (NTN), which retrieves credit history and worthiness, criminal background INCLUDING the sexual predator database, national eviction reports, tenant performance reports, public records, small claim judgments, and collection referrals.
When required, we talk to the last Landlord and FAX them a questionnaire with 5 basic questions: (1) have they given 30 days notice, (2) was their rent paid on time, (3) was the property maintained in good condition, (4) did you withhold any portion of their security deposit and why (5) would you rent to them again?
When application is approved, we use an Attorney provided lease that is specific to your property, not a fill-in-the-blank agreement. This ensures legal sufficiency and protects you and your property should any problems arise.
We require tenants to complete The Inventory and Condition Form. This 6 page document is their base-line on the condition of the property. It is to be completed within 72 hours of move-in and failure of the tenant to return this form will be deemed as Tenant’s acceptance of the property in clean and good condition without any discrepancies. We also digitally photograph the property prior to move in to further protect you. Upon move-out we reference this documentation during our final walk-thru, if there is a discrepancy that is not on the move-in form, it is the tenant’s responsibility to correct it or we will have it done and deduct the expense from the security deposit (normal wear-and-tear accepted).
We collect all rents for our clients and disburse the proceeds in a variety of ways. Including EFT, deposit in local banks and credit unions, and mailing to owner’s personal address.
Our rental management software maintains detailed and accurate records of all income and expenses pertaining to your property. We mail an account statement to you monthly and an end of year report in January.
We do not tolerate the late payment of rent. We are careful to explain this policy to new residents in order to avoid any misunderstandings that might arise later. You can expect that we will make every effort to collect rents timely and when due on the 1st of the month. It is very rare that we have to evict someone because if we’ve done our job correctly before we give them the keys, we shouldn’t have any problems. However, there are exceptions. We know when and how to execute the proper notices and the time frames by which they have to be delivered in order to be effective.
We take care of all the repairs that are necessary on your property, both small and large. You don’t have to worry about those things, because you’ve hired us to handle them for you. We have put together a team of maintenance companies over the years that are honest, reliable, and professional. If those personal traits change, we change companies.
Our fees are 1 months rent + 10% of monthly rent
Additional Fees: $50 per application (collected from applicant)
If more or less services are required we can accommodate and adjust the fees based on your specific needs.
