The following are just some of the many things we do for you as your Property Manager:

AGREEMENT - Our Property Management Agreement with you allows us to act on your behalf on most matters concerning your property. This agreement is open ended but may be cancelled without cause with 30 days written notice.

- FULL SERVICE MANAGEMENT – We take care of nearly EVERYTHING on your behalf.

- TENANT PROCUREMENT ONLY – We market your property, screen applicants and provide the lease. We DO NOT collect rent, handle tenant relations or maintenance issues for either party. NOTE: we advise against this service unless you are an experienced landlord.

MANAGEMENT SOFTWARE – We use state-of-the-art property management software to maintain detailed and accurate records of all income and expenses pertaining to your property. Online access 24/7 allows:

- Owner Portal – Owners can view monthly statements and invoices

- Tenant Portal - Tenants can pay rent, view their charges and request maintenance

- Ability to accept rent and owner funds online via credit card and ACH payment

- Ability to pay owners and vendors via ACH payment


- We install a lockbox on your property usually within 24 hours of signing our Management Agreement

- We begin advertising your property on our family of over 80 different websites and search engines via Internet Data Exchange (IDX) Solutions such as Multiple Listing Service (MLS), FLRentalsAds.com, Zillow, Trulia, AHRN.com, etc.


- All potential tenants are thoroughly screened through our state-of-the-art property management software. We review:

LEASES – We execute an attorney provided lease that is tailored to your property.

PROPERTY REVIEW S– We perform thorough Property Reviews that include pictures and/or video of your property during lease terms.

Move-in – Document property condition prior to tenant occupancy. We also walk the property with the tenant at move in.

Interim – Performed during lease term to ensure property is maintained in the best condition and before offering lease renewal to ensure lease standards are being met.

Move-out - Document property condition after tenant occupancy.

RENT COLLECTION - We collect all rents for our Owners and disburse the proceeds directly into your designated bank account via ACH.

FUNDS – All tenant rents and security deposits are held in and distributed from our non-interest bearing checking accounts at Bank of America 3467 Lithia-Pinecrest Rd Valrico, FL 33594

OFFICIAL NOTICES - We do not tolerate the late payment of rent or violation of standards and lease compliance.

Notices are served by Florida Court Certified Process Servers so the tenant understands the seriousness of their violation.

EVICTION PROTECTION PROGRAM - Many owners worry about the financial burden of evicting a tenant and paying the legal fees. The ARRICO Eviction Protection Plan is available to you for a nominal fee. Our screening process reduces this possibility, but evictions can happen. Should this occur, this plan covers initial court cost, attorney fees, and agent appearing in court on a nonpayment of rent eviction.

MAINTENANCE - We coordinate all the repairs that are necessary on your property, both small and large, and either send you an invoice or deduct that amount of repairs from the monthly rent. You don’t have to worry about those things, because you’ve hired us to handle them for you. We have put together a team of maintenance professionals including general contractors, plumbers, electrician, HVAC, etc. over the years. They are licensed in their respective fields, honest, reliable, and professional. If those personal traits change, we change companies.


Leasing Fee: A percentage of one month’s rent. This pays for marketing, tenant screening, lease preparation, etc.

Lease Only Finder’s Fee: A percentage of one month’s rent. This pays for marketing, tenant screening, lease preparation, etc.

Management Fee: A percentage of monthly rent. This covers rent collection and distribution, coordination of maintenance, tenant relations, etc.

Property Set Up Fee: NONE!

Eviction Protection Fee: Available at a nominal cost. Covers initial court cost, attorney fees, and agent appearing in court on a nonpayment of rent eviction.

Other Services:

There are other services available on an as-needed basis such as HOA Dues payment, entry control gate issues, HOA Architectural Control Committee issues, etc. that we can take care of as well!

Valrico began as a region of cotton plantations known as Long Pond. The arrival of the Florida Central and Peninsular Railroad in 1890 brought many new immigrants from points north. William G. Tousey, a philosophy professor from Tufts College, gave the community its current name, which is derived from a Spanish phrase meaning "rich valley".
